Why the Best Projects Start with Three People Around the Table

The best projects we work on rarely start with us on our own. They start with a conversation between three people: the architect, us and the client.

It might be an agent mentioning our name to a buyer who has just fallen for a house that needs work. It might be an architect bringing us in while the drawings are still taking shape. Either way, when we're part of the conversation from the start, the whole project tends to run more smoothly, and the finished home works better for the people living in it.

As an interior designer in Harrogate, we spend most of our time on full home renovations and extensions across Harrogate, Leeds and York. Here's how we work with architects and estate agents from the very beginning, and why it makes such a difference to the people buying and renovating homes here.

Why starting together matters

Some of the most important decisions in a home are made long before anyone talks about paint colours or furniture. Where the windows sit. Where the kitchen goes. Where the lighting circuits run and how the rooms flow into each other.

These are the decisions you can't easily undo. Once the walls are plastered and the joinery is in, changing them becomes expensive, disruptive, or simply not possible.

When interior design is part of the thinking early, those choices are made with the finished rooms in mind. That's why early design involvement sits at the heart of how we work. It's not just about how the house looks on paper, but how it will feel to live in on a Tuesday evening in February.

Working with architects

Architects shape the bones of a home. Our job is to make sure the interiors support that vision rather than work against it.

Getting planning approved is a huge milestone, but for the homeowner it's often where the real decision-making begins. Suddenly there are hundreds of choices to make: flooring, joinery, lighting, sanitaryware, ironmongery, colour, furniture. Without guidance, that can quickly become overwhelming, and the original design intent can get lost along the way.

That's where we come in. We work alongside the architect to:

  • Carry the design thinking through from the structure into every room

  • Plan lighting, joinery and furniture layouts before first fix, not after

  • Make sure materials and finishes feel right for the architecture

  • Guide the client through each decision calmly, so nothing is rushed or left to chance

The result is a home that feels considered from the outside in, and a client who feels supported all the way through. You can see how this plays out in some of our recent projects.

Working with estate agents

Estate agents hear one question more than most: "It's lovely, but what could we do with it?"

It's a natural question. Many of the homes buyers fall for in and around Harrogate, Leeds and York have huge potential, but it isn't always easy to see past a dated kitchen or an awkward layout.

Having a trusted interior designer to recommend gives agents a confident answer. A conversation with us can help buyers picture how a home could work for them, what's realistic, and where to start. That kind of reassurance can make all the difference when someone is weighing up a property that needs work.

And once the keys change hands, we're there to help the new owners plan their home renovation and turn that potential into a home that suits the way they live.

What it means for homeowners

For the people actually buying and renovating, the benefit is simple: everyone pulling in the same direction from day one.

Instead of juggling separate advice from different people, you have a small team who already talk to each other. The architect knows how the rooms will be used. We understand the structure we're designing within. And the decisions that matter most are made at the right time, in the right order.

In practice, that means fewer surprises on site, fewer costly changes halfway through, and a budget that's spent where it makes the biggest difference. Most importantly, it means a home that not only looks beautiful, but works beautifully for years to come.

How we like to work together

Good collaboration doesn't need to be complicated. It comes down to a few simple things:

  • Early introductions. The sooner we're in the conversation, the more useful we can be.

  • Respect for each other's roles. We're not there to redesign the architecture or sell the house. We're there to make sure the inside of the home lives up to both.

  • Clear, regular communication. Shared drawings, joined-up site meetings and no surprises.

  • The client at the centre. Every decision comes back to how the people living there want to use their home.
